Hot-water extraction, shampooing, dry cleaning. Which one lands on my floor?
Hot-water extraction is what we use on most jobs. It flushes sand, salt and oils out of the pile and rinses the cleaning agent back out, which matters here because Shaw, Mohawk and Stainmaster carpets keep their warranty language tied to extraction. Shampooing works foam into the fibers and is mostly for heavily greased commercial loop carpet. It leaves residue that attracts soil again, so we rarely recommend it in a home. Low-moisture or dry cleaning uses compound and a counter-rotating brush, and we reserve it for wool, some Karastan and Masland goods, or a unit that has to be back in service fast.

What's a realistic cleaning schedule for a place like mine?
Every 12 to 18 months covers a quiet two-person condo. Cut that to every 6 to 9 months if you have a dog, kids, or you're walking in from Venice and Marina beaches with sand on your shoes daily. Sand is abrasive and it settles at the base of the pile where a vacuum can't reach it, and it grinds fibers down over time. How do you arrive at a number for my job?
Square footage is the base, then we look at how many rooms, stairs, hallways and closets are involved, the fiber type, and how much pretreatment the soiling and stains call for. Access affects it too, since a fifth-floor unit in an elevator building runs differently than a ground-level townhome. Do I need to clear the rooms before you get here?

We leave beds, large wall units, pianos, aquariums and anything electronic where it stands, and we clean around them. If you want under a heavy piece done, empty it first and tell us when you book. Be honest. What won't come out?
Coffee, wine, most food and drink, pet accidents, tracked-in sand and grease from traffic lanes usually come out or lighten enough that you stop noticing them. What fights back is anything that dyed or bleached the fiber: bleach spots, benzoyl peroxide from acne wash, some plant food, hair color, mustard and old pet urine that has already changed the fiber color. Burns, wear patterns and crushed pile from furniture are damage, not soil, so cleaning won't restore them. We'll tell you at the estimate which of your spots we expect to fully remove and which we can only improve.

Is any of this a problem for my dog or my toddler?
No. The solutions we use are water-based, and hot-water extraction rinses them back out rather than leaving them sitting in the pile. Once the carpet is dry, there's nothing left for a crawling kid or a napping dog to pick up. We do ask that pets stay in another room while hoses are run through the door and equipment is moving, mostly so nobody gets underfoot or slips out.

Can you handle the sectional, the area rugs and the tile floors too?
Yes to all three. Upholstery gets cleaned in place with a hand tool and a solution matched to the fabric, and we check the manufacturer tag first. Area rugs can be done on site, or picked up and cleaned off site if they're wool, silk or delicate. Tile and grout in kitchens, entries and baths is a separate service using pressure and extraction, and it's a common add-on in these units because grout at sea level holds humidity and darkens fast.
