My traffic lanes have gone gray even though I vacuum — what's actually in them?

If you're near a freeway, it's usually brake dust and diesel soot. That grit is fine, dark, and oily, and it settles into the pile faster than most people expect, so the walkways gray out while the rest of the room still looks fine. Vacuuming lifts the loose part but not what's bonded to the fibers. Hot water extraction with a pre-spray that breaks down the oily film is what actually pulls it. Hillside homes get a different version of the same problem: decomposed granite and, after fire season, ash tracked in from outside. That's more abrasive than dirty, and leaving it in the carpet wears the fiber down.

We have pet urine in a 1950s Valley ranch on a slab. Can that really be fixed?

Yes, but it has to be treated as a slab-and-pad job, not a surface cleaning. There's no basement or crawlspace anywhere in LA, so urine goes down through the carpet, into the pad, and sits on the concrete underneath. Cleaning only the top gives you a few days before the smell comes back. We check with a moisture meter and UV, and depending on how far it went, that can mean flood-treating the affected areas so the solution reaches the slab, or pulling back carpet to treat the pad and concrete directly and replacing pad in the worst spots. We'll tell you which one you're looking at before we start, and we'll be straight with you if a section is past saving.

How fast can you get out here?

LA is a big service area and traffic is the real variable, not distance. We schedule in windows rather than exact times so we're not calling you from the 405 with an apology. Most requests get booked within a couple of days. If you're on a deadline, like a lease turnover, a walkthrough, or guests arriving, say so when you call and we'll work around it. We'd rather tell you honestly that a slot is tight than promise a time we can't hold.

Do you do same-day move-out cleanings?

Often, yes. This is a majority-renter city and turnover extraction is a steady part of what we do, so we hold room in the schedule for it. Same-day depends on where you are and what's already booked that morning, so call early rather than late. For apartment move-outs, the builder-grade loop carpet in a lot of the 70s-through-2000s stucco buildings cleans up reasonably well but shows wear at doorways no matter what. We'll be honest about what will and won't come out so you're not surprised by the deposit conversation.

What does a job cost, and what makes it go up or down?

We give a free estimate and a firm quote before any work starts, so nothing gets added mid-job. Price depends on how many rooms and the actual square footage, the fiber and construction (cut pile in a 1920s bungalow behaves differently than tight builder loop in an apartment), and whether there's urine, heavy freeway soot in the lanes, or set-in spots that need separate treatment. Stairs and area rugs are quoted separately, since layered rugs over hardwood in older Spanish and Craftsman homes usually need to be handled off the floor. Parking and access matter too on tight hillside streets and in apartment buildings. We'll factor that in when we look at the job.
