My unit stays damp with the marine layer. How long will the carpet take to dry?

Longer here than inland, and we plan for it. The onshore moisture and morning marine layer mean air drying alone is slow, especially in ground-floor and shaded units on the north side of a building. We extract as much water as the equipment will pull so the carpet leaves damp rather than wet, and we'll set air movers and ask you to run the HVAC fan or a dehumidifier if you have one. Bedrooms and hallways over a podium slab typically feel dry to walk on the same day, with full drying of the pad taking longer. If your unit has no cross-ventilation, tell us up front so we bring extra air movers.

There's a musty smell in the bedroom carpet even though nothing spilled. What causes that?

Usually it's moisture held in the pad rather than anything on the surface. In these harbor-side buildings, humidity stays high, salt aerosol settles into the fibers and holds moisture, and carpet that never fully dries between cleanings starts to smell at the backing. Damp boat gear set down in a bedroom or hallway does the same thing on a smaller scale. We check whether the odor is in the fiber or the pad before quoting, because those are different jobs. Surface odor comes out with cleaning. Pad saturation may need treatment underneath, and if the pad has been wet repeatedly, replacement is the honest answer.

How do you get beach sand out? Vacuuming never seems to finish the job.

Sand from Mother's Beach, the slips and the bike path is fine and heavy, and it works its way down to the base of the pile where a household vacuum can't reach it. That grit is what wears carpet out. It abrades the fibers every time you walk on it. We dry-vacuum thoroughly first, in more than one direction, before any water touches the carpet, then hot water extraction lifts what's bonded to the fibers with salt residue. Entry areas, the hallway from the elevator side of the unit, and the path from the door to the bedrooms usually need the most passes.

Can you come out same day, and how does building access work in a mid-rise with subterranean parking?

Same-day is sometimes possible depending on the schedule, so call and ask. Access matters more here than the appointment slot. Most of these buildings are 1960s–80s podium and mid-rise construction with subterranean parking that has a low clearance bar, so we plan how we're running hose from the truck to your floor and whether we need to use a specific service elevator or loading window. If your HOA requires notice, a certificate of insurance, or restricts work to certain hours, let us know when you book so we're not turned away at the gate.

I'm turning over a rental between tenants. What does that cost and how fast can it happen?

We don't quote sight-unseen. Estimates are free and you get a firm price before we start, so there's no adjustment after the fact. What moves the number is the carpeted square footage (in most units here that's bedrooms and hallways only, with tile or LVP in the living areas), plus pet traffic from hallway and elevator dog use, how bad the sand load is, and whether there's pad odor or staining that needs more than standard cleaning. Turnovers are common in this area with the high renter share, so tell us your move-in date and we'll work backward from it, factoring in the slower drying.
